Managing a Recycling Program on Your Rental Properties

So you want to be a green property manager, who wants to play a notable part in preserving the environment. For this, you started a recycling program so that you reduce the carbon footprint and save money on water.  Now how do you assure that everyone participates in the program and helps your cause? We talked to some industry experts, and here is what they advised.


Communicate regularly with your staff and residents 

This one is fairly obvious, but it is by far, the best way to increase participation and compel more and more people to play their role.  The EPA claims that if you continue to remind your tenants of their part, you can increase recycling by as much as 20%.

Now when you reach out to your residents, keep in mind that they can be divided into two main groups: ones that already recycle and others that have yet to start. To the former group, you should communicate the where’s, when’s and what’s of recycling. As for the latter group, they have to be informed of the benefits which recycling will have for them.

Conduct regular meetings with your hauler and contractor

You should regularly evaluate your hauler and contractor so you can ascertain the success of your program. Also factor in the costs. Is there any hauler who will be less expensive? What will happen when your participants grow? This should not strain your expenses.

Evaluate the collection methods

Every once in a while, analyze your current processes and prepare for the future. Determine which material is being recycled the most by your tenants, label all the collection bins and take feedback from your tenants. Some of them might be able to point out a great idea to you, which you did not think of.

Find out the recycling program offered in your area

There are many companies which offer a variety of programs to encourage recycling. Most of these are free or priced at low rates.  Utilize them and use these programs to motivate your tenants.  In some states, the government also offers information about the local bins, haulers and other relevant things.
