RESIDENTIAL PROPERTY MANAGEMENT SERVICES
Zing Property Management manages residential properties for hundreds of real estate investors. Zing Property Management encourages your tenants to direct deposit their rent into our secured escrow account. Of course, your tenants can also mail their rents to us or drop the rents into our office. You will have access to review your investment accounts online 7 days a week, 24 hours. In these online accounts, you can review your rental monies, as well as any repair invoices that have been approved by you.
We use independent, licensed contractors that offer competitive prices and insure that they warrant their work. Tenants can call us or input a work order request on our website. No work will be done without your approval, unless it is an emergency that might damage your property or your tenant.
Zing Property Management aggressively collects your rents based on the residential lease agreement. Typically, all rents are due on the first of the month and late no later than the 5th of the month. Three Day notices are delivered immediately and phone calls are made to the tenants. If the tenant is still remains delinquent, Zing Property Management will file forcible detainers in the Justice of the Peace Court, with your permission. We will attend the Civil Court on your behalf.
If your home needs a new tenant, Zing Property Management uses a number of different mediums to market your residential property. First we place your property on the Multiple Listing Service (MLS), so that other Realtors can expose your property to their clients. In addition, we advertise your investment properties on nearly 25 different real estate websites that specialize in rental properties.
Zing Property Management charges a lease commission equal to one month’s rent. Although we have in-house leasing agents, we offer one half of our commission to all real estate brokerages that bring us a qualified tenant. Once we have identified a new tenant, we run an in depth background check, that includes a credit check, a criminal background check, as well as checking their rental history and employment history. Then we share this information with you, the owner, to make the final decision.. Once the tenant is approved, we will execute a one year’s lease agreement and collect a minimum of one month’s rent as a security deposit. Finally, we have a move-in meeting with your tenant to explain the lease, before moving the tenant into your property.
COMMERCIAL PROPERTY MANAGEMENT SERVICES
Zing Property Management manages commercial properties for quite of our investors. These properties include office buildings and retail centers. Managing commercial properties requires a different skill set than managing residential properties. Zing Property Management networks with commercial brokers to expose your investments to their qualified clients.
Should your commercial investment property need a new, qualified tenant, Zing Property Management uses several strategies to secure a quality tenant for your commercial properties. We install professional signage on the property to advertise your property for lease to the general public, as well to notify the commercial brokerage community that your property is available for lease. Zing Property Management charges a lease commission of 4% of the total rents on the lease if our leasing staff acquires a qualified tenant. Should an outside brokerage company find a qualified tenant, we charge our clients a total commission of 6% of the total rents on the lease, where 4% goes to the leasing real estate brokerage and 2% goes to Zing Property Management for negotiating and supervising the new lease.
